Our Property Inventory Check Includes:

Comprehensive Property Details: 

We document the address, type of property, and size (square footage) for your records.

Detailed Inventory List: 

A complete inventory of all items included in the property, such as furniture, appliances, and fixtures.

Thorough Condition Report: 

An assessment of the condition of each item and room, highlighting any wear and tear.

Photographic Evidence: 

High-quality photographs of each room and significant items to accurately document their condition.

Utilities and Services Overview: 

Information regarding the status of utilities (water, electricity, gas) and any existing service contracts.

Safety Features Documentation: 

A record of safety equipment, including smoke detectors and carbon monoxide detectors, to ensure compliance.

Keys and Access Codes Inventory: 

A detailed list of keys, fobs, or access codes associated with the property.

Tenant Information Collection: 

Details about current tenants (if applicable), including contact information for easy communication.

Legal Compliance Confirmation: 

Assurance that the property meets local housing regulations and safety standards.

Terms and Conditions

Please Note:

For additional rooms such as en-suite bathrooms, garages, second lounges, gardens, conservatories, etc., a flat fee of £10.00 will be applied to each room, as each will require a separate entry in the inspection report.

An extra charge of £35.00 will be incurred for excessive crockery and utensils.

Payment Terms:

All payments are required to be completed 24 hours prior to the service. Reports will be emailed immediately upon completion of the inspection.

Inventory and Check-In:

The inventory and check-in will be conducted on the day your tenants move in. This approach ensures that only one visit is necessary, resulting in cost savings for you. We also offer a discounted rate for our combined inventory and check-in service.

Missed Appointments:

In the event that you do not notify us at least 24 hours in advance or if you miss an appointment, a cancellation fee of £75.00 will be charged. This fee helps cover travel expenses and compensates for potential lost revenue from other bookings.
